Because of a default under the terms of the Security Deed executed by Billy Tant to Mortgage Electronic Registration Systems, Inc., as Nominee for Quicken Loans, Inc. dated April 19, 2019, and recorded in Deed Book 479, Page 561, Emanuel County Records, said Security Deed having been last sold, assigned, transferred and conveyed to Rocket Mortgage, LLC f/k/a Quicken Loans, LLC f/k/a Quicken Loans Inc. securing a Note in the original principal amount of $99,200.00, the holder thereof pursuant to said Deed and Note thereby secured has declared the entire amount of said indebtedness due and payable and, pursuant to the power of sale contained in said Deed, will on the first Tuesday, July 2, 2024, during the legal hours of sale, before the Courthouse door in said County, sell at public outcry to the highest bidder for cash, the property described in said Deed, to-wit:
All that tract or parcel of land, together with the improvements thereon, situate, lying and being in the 1452nd G.M. District of Emanuel County, Georgia, containing 1.333 acres as shown on a plat prepared by George William Donaldson, Surveyor dated March 30, 2015, and recorded in Plat Book 22, Page 603 of the Records of the Clerk of Superior Court of Emanuel County, Georgia and by reference is incorporated herein for a more full, complete and accurate description of said property. Said property being bounded, as shown on said plat, now or formerly, as follows: On the North by Nora Elaine Bridge; on the East by property of Jonas H. and Evalena Meeks; on the South by property of Jonas Hardee Meeks, Jr.; and on the West by Cowford Bridge Road a/k/a County Road Number 442.

NOTICE OF SALE UNDER POWER STATE OF GEORGIA EMANUEL COUNTY By virtue of a power of sale contained in a certain security deed from Sheila Renee Boatright to United States of America, acting through the Farmers Home Administration, United States Department of Agriculture and recorded in Deed Book 31, Page 42, Emanuel County, Georgia records given to secure a note in the original amount of $20,000.00 with interest on the unpaid balance until paid, the following described property will be sold at public outcry to the highest bidder for cash at the courthouse door of EMANUEL COUNTY, Georgia, or such other location within the legal hours of sale on the first Tuesday in July, 2024, to wit: July 02, 2024, the following described property: All that lot or parcel of land situate, lying and being in the City of Swainsboro, 53rd G.
